You're walking out of the busy part of town. By 10th Ave there's a lot less going on, and past 11th Ave it looks like nothing's down there. Keep going: we're on your right.
From our door to The Marquis is about 15 min, against about 1 min from your hotel. Keep that in mind if there's a curtain time tonight.
